What Happens During HVAC Preventive Maintenance Sessions?

HVAC preventive maintenance is key to keeping your heating and cooling expenses to a minimum. During an HVAC preventive maintenance session, a certified technician will inspect your home’s ductwork, change the air filter, and perform other tasks. With regular maintenance, you can extend the life of the HVAC system in your Brooks, Georgia, home and improve indoor comfort. Regular maintenance is also vital to indoor air quality, which is important for maintaining a healthy home.

Change Dirty Filter

A certified technician will check your AC’s air filter during a maintenance session. If it’s dirty, the technician will change it. This improves the system’s ability to filter the air distributed throughout your home. Changing a dirty air filter regularly is especially important if you or someone in the home suffers from allergies, asthma, or a respiratory condition. A new filter will also increase HVAC efficiency because the system will not struggle with airflow restriction problems.

Lubricate and Replace Parts

Increasing AC efficiency is also a result of the technician replacing worn out parts and lubricating parts that need it. It’s essential that fans and other important parts stay lubricated at all times. This reduces friction, which means the system doesn’t have to consume excessive amounts of energy to cool your home. Less friction and reduced energy consumption translates into lower cooling expenses.

It is especially important that the blower assembly is well-lubricated. This is what moves cooled and heated air throughout the ductwork in your home. When the blower assembly isn’t working well, the entire HVAC system has a difficult time distributing air as it should. This can lead to hot and cold spots throughout the home.

Safety Check

It’s also during a maintenance session that a technician will perform a safety inspection. From electrical components to refrigerant gas pressure, inspecting these aspects of the cooling system allows you to rest easy knowing your HVAC unit is operating with optimal safety. Other aspects of a safety inspection generally include looking for exposed wiring, examining any ignitions, and checking for burn marks on the circuit board.

Check Refrigerant Level

As a technician inspects the system’s refrigerant level, he will look to see whether it’s too high or low. Low refrigerant levels are a common cause of compressor overheating, which is a costly repair. Low refrigerant levels can also lead to low condenser subcooling, medium to high discharge temperatures, and low compressor amps. All of these issues can damage the HVAC system. With regular maintenance, you can avoid low refrigerant levels.

Clean the Coils

An HVAC maintenance session usually involves cleaning the coils. Over time, coils within the cooling system get dirty with dirt, dust, and other debris. When this happens, it causes airflow restriction, which means the coils can’t efficiently absorb or transfer heat. This is yet again another reason why it’s so important to invest in regular maintenance.

Inspect Ductwork

If you have a forced-air system in your home, this means the HVAC unit distributes air via ductwork. A single hole or tear in the ductwork can lead to a huge loss in heating and cooling efficiency. Damaged ductwork is a common cause of uneven temperatures in a home. During a maintenance session, the technician will inspect the ductwork for holes and tears and make any necessary repairs. The technician may also suggest duct sealing or duct cleaning.

Discuss Upgrades

Both during and after the maintenance session, the technician will likely speak with you about certain upgrades you can implement to make the system more efficient. Take for example you have a standard thermostat. If so, the technician will probably suggest that you upgrade to a programmable or smart thermostat. Depending on the age and condition of your HVAC system, the technician may suggest an entire unit upgrade, as well.
